【嘉仓网】中欧物流地产高标仓对比(开篇)

#JCWRealEstate has started providing site selection services for overseas factories and warehouse leasing to Chinese clients expanding globally since last year. By comparing dimensions such as geography, population, GDP, and Grade A warehouse stock, we can gain a more intuitive perspective on the current status and future potential of these two massive markets. 众所周知,中国地大物博,国土面积达 960 万平方公里;而欧洲全境(非单一欧盟概念)的面积约为1081万平方公里。从地理尺度来看,这两个市场规模基本接近,具有极强的可比性。


It is well known that China possesses a vast territory with a land area of 9.6 million square kilometers, while the entirety of Europe (the geographical continent, not just the European Union) covers approximately 10.81 million square kilometers. From a geographical scale, these two markets are remarkably similar in size and highly comparable.




在人口规模上,根据2025年的最新数据,中国人口约为14亿;而欧洲全境人口约为7.4亿(其中欧盟成员国人口约4.5亿)。这意味着,在几乎相等的土地面积上,中国的人口密度远高于欧洲,理论上支撑着更庞大的消费市场。


Regarding population size, according to the latest data for 2025, China's population is approximately 1.4 billion, whereas the population of all Europe is about 740 million (with approximately 450 million within the EU). This means that within nearly identical land areas, China's population density is significantly higher than that of Europe, which theoretically supports a much larger consumer market.




作为物流地产的核心指标,高标仓”的存量直接反映了供应链的现代化程度。我们所定义的高标仓,是指具备9米以上净高、配备专业卸货月台、自动消防喷淋系统等现代化设施的优质物流建筑。


As a key indicator of logistics property, the stock of "Grade A warehouses" (high-standard warehouses) directly reflects the modernization level of the supply chain. We define Grade A warehouses as high-quality logistics facilities featuring a clear height of over 9 meters, professional loading docks, automatic fire sprinkler systems, and other modern infrastructure.




根据嘉仓网过去十年的追踪统计:目前国内高标准仓库的存量约为1.8亿平方米。欧洲全境的高标仓存量目前处于3.5亿至4亿平方米之间。 尽管中国的人口规模是欧洲的两倍,但欧洲高标仓的物理存量却是中国的两倍左右。


According to JCWs online statistics over the past decade, the current stock of high-standard warehouses in China is approximately 180 million square meters. Meanwhile, the stock of Grade A warehouses across Europe currently ranges between 350 million and 400 million square meters. Consequently, although China's population is twice that of Europe, the physical stock of high-standard warehouses in Europe is roughly double that of China.

By cross-comparing the data mentioned above, we can draw two core conclusions:

 

尽管中国物流地产在过去十年经历了爆发式增长,但从人均拥有量和绝对值来看,欧洲依然是一个相对更加成熟、饱和度更高的高标仓市场。


Despite the explosive growth of China’s logistics real estate sector over the past decade, Europe remains a relatively more mature market with higher saturation for Grade A warehouses, whether measured by per capita supply or in absolute terms.
